I list homes across two markets: the Peninsula and West Valley at the top end, and the South Bay where most people actually buy. A $1,000,000 home gets the same preparation from me as a $6 million home, because I care just as much either way.
The rest is me staying on top of preparation and follow-through. I line up the work that gets a house ready — inspections ordered early, stagers, painters, contractors, landscapers, sometimes the packing — because I don’t think a seller should have to project-manage their own sale. And I keep people informed, which sounds obvious until you’ve sat through an escrow where nobody returned a call.
I spent more than two decades in the mortgage industry before I sold my first house, and it changed what I pay attention to. When three offers land on your kitchen table, I don’t read the top number first. I read the down payment, the loan type, who the lender is and whether they fund on time, the contingency periods and the appraisal exposure — then I advise you which offer actually closes at the price on page one.
